Message from the Board – Fall 2013

Filters- A simple reminder that residents are responsible to change or clean the various filters in their units. Three filters need to be checked monthly and cleaned as required: stove hood vent, inside the dryer, and the secondary lint trap above the ceiling tile over the dryer. Note that dirty dryer filters and traps can lead to condensation problems in your unit. The HVAC unit filter needs to be replaced twice a year. 

 

Smoking - Another reminder that while smoking is allowed inside the units, it is banned in all the common areas. Please be aware that when heavy smoking is involved, smoke and smells can travel from the units to the common areas and become health issues for individuals sensitive to these products. 

 

Unit doors that bang or do not close properly - Should this be an issue, simply contact the property manager, Liz Marples at  lmarples@condogroup.ca and she will send someone to fix it at no charge to you. 

 

Renovations - With the exception of painting, most renovations, whether it is a change to the floors or changing a toilet, require that you contact the property manager. Any debris from such renovations need to be discarded properly by the contractor or by yourself. See the next item for more details. 

 

Garbage - Typical household garbage should be bagged and placed in the garbage chute. Larger garbage bags can be placed directly in the bin located in the garbage room off the ground level parking area. The key for the main door to the building opens the door to this garbage room. Remember to lock the door after accessing the garbage room. For larger items, you need to contact city hall for proper disposal. Call 3-1-1 or check their website: www.ottawa.ca 

 

Recycling boxes - Please note that the blue recycling boxes near the elevators at the P1 level and near the BBQ on the rooftop accept your empty liquor, wine and beer bottles. These bottles are remitted for cash that goes towards the bottle fund.

 

Recycling bins -The yellow bin behind the building is for paper and cardboard only. The grey bin in the parking area at ground level is for glass jars, juice containers, plastic containers but not plastic bags. Acceptable items are shown on the front of the bin.
