Dryer Vent & Duct Cleaning

On behalf of the Condominium Corporation, the property management is writing to all owners with an important reminder concerning the cleaning of the interior ducting and lint filters inside each unit.

Lint/Dryer Filters:

It is important to remind owners each year that the lint filter in the ceiling above your dryer unit requires regular cleaning. Keeping this filter clean is critical to the air quality in your unit, as it filters exhaust from the stove fan, the exhaust fan in the bathrooms as well as the dryer unit.

To access this filter it is necessary to push the ceiling tile above the dryer up and slide it forward, revealing a metal box with a small black or silver knob. Pull down on the knob and you will see a metal filter (most likely covered in lint). The filter should be removed, cleaned and replaced at least once per month or more often, depending on frequency of dryer use.

Below is a photo of the filter box located inside the ceiling, above your dryer unit with the cover & filter removed:

Dryer & Duct Care:

The hose connected to the back of the dryer and the interior of the dryer must be professionally cleaned every 2 to 3 years, depending on the frequency of dryer use. When this hose is clogged with lint, the moist dryer exhaust cannot pass through it to the filter above and on to the outdoors. This can be a fire hazard, create condensation and have an adverse effect on the quality of air in your unit. Owners should also consider having the duct work cleaned at the same time the dryer hose is cleaned in the unit.

Below are a couple of companies that owner’s may contact for pricing to conduct duct and dryer hose/filter cleaning at their own expense:
