Spring 2014 Message from the Board

Hi to all residents of Somerset gardens and a special welcome to the newcomers.

 

Filters - Note that your clothes dryer has two sets of filters that should be inspected and cleaned on a regular basis: one is located in the dryer and the other is above the false ceiling over the dryer. The same applies for the filter of your HVAC system. This one should be replaced a least twice yearly and is located behind a metal panel on the living room wall close to your patio doors. Keeping the fan on when the heat or AC is off, will not only improve air quality in your unit, it will also isolate you from most of the surrounding noise. 

 

Fobs and Paint Discount - If you have not yet picked up your fob and/or are interested in a Benjamin Moore paint discount, please contact the property manager. You will be informed when the fob system is activated.

 

Garbage/Recycling - Small bags of garbage, properly tied, can be discarded in the garbage chutes on each floor. Larger bags can be deposited directly in the large bin, in the garbage room on the west side of the building, on the ground-level parking lot. Your key to the building opens the door to this room. To dispose of special items, contact the city by phoning 311. The city has a useful website,  http://ottawa.ca/en/residents/garbage-and-recycling but the calendar for pick-ups does not apply to multi-residential buildings such as ours. Residents must make prior arrangements with the city or contact the property manager prior to dumping items anywhere outside of the proper bins.

 

Paper and cardboard go into the yellow bin behind the building. Glass jars, plastic recyclables (no plastic bags), and metal cans go into the grey bin in the sheltered parking area on the church side of the building. Note that the locked garbage room is right across from this bin.

 

You can also help contribute to our bottle fund, which pays for our Christmas party, by bringing your empty beer, wine and spirit bottles to our blue boxes located near the elevators in the parking garage.

 

Noise, Smoke and Security - Since we share a confined space and our goal is to maximize everyone’s feeling of security and well-being, please keep your neighbours in mind where noise or smoke is concerned. The common areas, including the outdoor rooftop patio, are smoke-free areas. Note that if your unit door bangs against the door frame upon closing, it can be ajusted to close smoothly. If you own a unit and have yet to fill a form re. smoke-free building, check our website for copies of the form and drop them in the mailbox in the library off the main entrance.

   

Window Washing

Dear Residents,

 

The Condominium Corporation has arranged to have all the non-accessible exterior windows for the building cleaned the week of May 5th 2014weather permitting.

 

Please ensure that all windows are closed during this period for maximum cleaning results and window coverings are pulled down to ensure privacy. 

 

Please also keep the screens for your windows open, screens that are locked in place will prevent windows from being cleaned.

 

If the exterior window cleaning is delayed due to weather conditions, an updated notice will be posted in the building for residents.

   

Smoke-free building survey

We, your Board members, would like to consult all owners of Somerset Gardens with regards to making our condo a smoke-free building.

 

A smoke-free building is one where smoking is prohibited in all parts of the building, including each living unit.

 

At the outset, we want to be very clear that our aim is not to denigrate smokers, but to be proactive in reducing the harmful effects of second-hand smoke on all residents.

 

If such a no-smoking policy was adopted, all present owners or their renters who smoke would be grandfathered in this policy. They would not be forced to quit or be evicted. The policy would not prohibit people who smoke from buying or renting a unit. If they decided to buy or rent a unit, they would do so knowing that our building is a smoke-free environment where smoking is not allowed.

In the long run, we believe that our condo would be a more desirable building for all and would likely increase in property value.

 

To that effect, we are seeking your input to guide us in our next steps.

Annual Fire Safety Inspection

Please be advised that Eclipse Enterprises Fire Protection will be conducting the Annual Fire Safety Inspection on Wednesday January 22nd, 2014.

 

The testing of the alarm systems will commence at 8:30 a.m. and continue throughout the day until 5:00 p.m. Please note that during this time, alarms will be ringing intermittently throughout the building.

 

Access will be required into ALL units to test each smoke detector/heat sensor during the scheduled time:

 

Between 9:00 a.m. – 3:00 p.m.

 

If you cannot be home during that time we ask that you please provide a key to a trusted neighbour for access or contact the property manager for assistance.  

 

Access is mandatory into each unit to perform testing in order to comply with Ontario Fire Code.

2014 Fire Testing Schedule

In compliance with Ontario fire code, monthly fire alarm testing will take plae on the mentioned dates. Fire bells will ring for 5 minutes.

Oversized garbage pickup schedule

PICKUP SCHEDULE FOR OVERSIZED GARBAGE

SOMERSET GARDENS

 

WHEN?

Every second week:

Wednesday, December 11

Thursday, December 26

WHERE?

Leave items beside curb outside of exterior parking lot entrance (next to St. John’s Church) please do not block sidewalk or parking lot entrance

WHAT TIME?

Leave items between 6:00 p.m. on the day before and by 7:00 a.m. on pickup day

WHAT ITEMS?

Examples: floor lamps, mattresses, furniture, microwaves, sinks, toilet bowls and any other discarded materials that would normally accumulate at a home and can easily be lifted up and into a collection vehicle.

No computers, TV sets or other electronic items.

HOW MUCH?

No more than six items for our building per garbage day.

 

PLEASE NOTE: IF OVERSIZED GARBAGE IS LEFT AT OTHER TIMES, OR EXCESS OR INAPPROPRIATE ITEMS ARE LEFT, OUR BUILDING WILL BE FINED.

Message from the Board - Fall 2013

Filters- A simple reminder that residents are responsible to change or clean the various filters in their units. Three filters need to be checked monthly and cleaned as required: stove hood vent, inside the dryer, and the secondary lint trap above the ceiling tile over the dryer. Note that dirty dryer filters and traps can lead to condensation problems in your unit. The HVAC unit filter needs to be replaced twice a year. 

 

Smoking - Another reminder that while smoking is allowed inside the units, it is banned in all the common areas. Please be aware that when heavy smoking is involved, smoke and smells can travel from the units to the common areas and become health issues for individuals sensitive to these products. 

 

Unit doors that bang or do not close properly - Should this be an issue, simply contact the property manager, Liz Marples at This e-mail address is being protected from spambots. Renovations - With the exception of painting, most renovations, whether it is a change to the floors or changing a toilet, require that you contact the property manager. Any debris from such renovations need to be discarded properly by the contractor or by yourself. See the next item for more details. 

 

Garbage - Typical household garbage should be bagged and placed in the garbage chute. Larger garbage bags can be placed directly in the bin located in the garbage room off the ground level parking area. The key for the main door to the building opens the door to this garbage room. Remember to lock the door after accessing the garbage room. For larger items, you need to contact city hall for proper disposal. Call 3-1-1 or check their website: www.ottawa.ca 

 

Recycling boxes - Please note that the blue recycling boxes near the elevators at the P1 level and near the BBQ on the rooftop accept your empty liquor, wine and beer bottles. These bottles are remitted for cash that goes towards the bottle fund.

 

Recycling bins -The yellow bin behind the building is for paper and cardboard only. The grey bin in the parking area at ground level is for glass jars, juice containers, plastic containers but not plastic bags. Acceptable items are shown on the front of the bin.

Plumbing Stack Cleaning & Inspection

Dear Resident:

On behalf of OCSCC 795, the property manager is writing to inform you of the upcoming inspection and cleaning of the plumbing stack along the side of the building with the 06 units scheduled for:

 

Wednesday November 6th 2013 beginning at 10:00 a.m. until 1:00 p.m.

 

And continuing on:

 

Thursday November 7th 2013 beginning at 8:00 a.m. until 1:00 p.m.

 

The water in the building will be shut down on both of these dates and during these 

scheduled times.

 

Multi-Drain Inc. will only require access to the 06 units the day before the actual flushing to inspect and install cleanout access on the kitchen stack prior being flushed on November 7th.

 

Once the clean out access has been completed November 6th, Multi-Drain will return the following day to shut the water off in the building again, beginning at 8:00 a.m. to clean the entire 06 stack and inspect the line. 

 

Your cooperation in this matter is greatly appreciated, as this is a crucial maintenance requirement in order to ensure that the lines are clear and no blockage exists that could create problems or possible back-ups within the units.

 

Should you have any questions or concerns, please contact the property manager by November 1st for clarification.

   

Exterior Painting for Entrance Handrailings

This notice is to advise residents of the scheduled exterior painting for the front entrance way hand railings on Monday September 16th weather permitted.

 

Dynamic Building Improvements will be removing rust, priming and painting the front entrance railings between 9:00 a.m. and 5:00 p.m.

 

We ask that all residents use caution when entering the building, as there will be contractors and equipment present and the hand railings for the stairs and the ramp will have a fresh coat of paint applied.

MESSAGE FROM THE BOARD

Spring is here and spring blooms, bird songs, April showers sprinkled with sunny, balmy days should be upon us soon...yes?

 

We would like to take this opportunity to provide a few bits of helpful information.

 

Recycling - As part of the city’s recycling program, on the South side of the building in the ground parking lot, sits a yellow bin for your paper and cardboard; also, in the sheltered area on the West side, sits a grey bin for your glass, cans and hard plastics (plastic bags not accepted). For more details, visit http://ottawa.ca/en/residents/garbage-and-recycling. Large items should be placed by the curb near the waste bin before 7 am every second Wednesday, starting April 17. If your item is good enough to recycle, check http://ottawa.ca/en/residents/garbage-and-recycling/garbage-collection/waste-explorer for suggestions.

You can also help contribute to our bottle fund by bringing your empty beer, wine and spirit bottles to our blue recycling bins located in the elevator corridor in the parking garage.

Keeping the fan on when the heat or AC is off, will not only improve air quality in your unit, it will also isolate you from most of the traffic and night life sounds.

 

Noise, Smoke and Security - Since we share a confined space and our goal is to maximize everyone’s feeling of security and well-being, please keep your neighbours in mind where noise or smoke is concerned. The common areas, including the outdoor rooftop patio, are smoke-free areas. Be mindful not to let your doors bang. The BBQ and roof garden is meant to be shared. Ensure that the common doors latch behind you.

 

Bike racks and Selling - Contact us if you need an indoor bike rack. Outdoor racks are first come, firt serve. If selling your unit, remind your real estate agents not to fix lock boxes to the front railings; these should be located in the sheltered area of the ground garage.
